damage occurs to those facilities, party b should repair the facilities at its own cost and be responsible for any consequence of these damages. 3鉴于办公室和地坪承载负荷限制，乙方如对办公室进行装修 时，不得使用花岗石、大理石等重质材料作为地面装饰。 第 article 7: responsibility of agreement violation 1甲方未按前述合同条款的规定和按时向乙方交付合乎要求的 办公室或有其他违约事项的，负责赔偿违约金为租赁期全部租 金的 10%。 party a shall pay 10%(ten percent) of the annual total rent as pensation to party b in property owned by party b caused by force majeure. 第九条争议的解决方式 article 9: settlement of dispute 本合同在履行中如发生争议，双方应协商解决；协商不成时， 任何一方均可依据中华人民共和国仲裁法向上海市仲裁委员会 提请仲裁。仲裁结果将为最终结果，对双方均有约束力。 第 12 页 any dispute
